Kawartha Lakes home sales continue to improve in December

Residential home sales recorded through the MLS® system for the Kawartha Lakes Real Estate Association Inc. totaled 69 units in December 2018. This was an increase of 19% (11 sales) from December 2017. Activity has been steadily improving since hitting last year’s low point in May.

On an annual basis, home sales totalled 1,304 units in 2018. This was a decrease of 16.6% from the same period in 2017.

There were 61 new residential listings in December 2018. This was an increase of 17.3% (nine listings) on a year-over-year basis.

Overall supply is still historically subdued but is up from the extreme lows seen in 2016 and 2017. Active residential listings numbered 246 units at the end of December, up 29.5% from the end of 2017 but well below the end of most other years in history.

Months of inventory numbered 3.6 at the end of December 2018, up a bit from the 3.3 months recorded at the end of December 2017 but well below the long-run average of 10.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
