Kawartha Lakes home sales post quiet April amid low supply
Residential home sales recorded through the MLS® system for the Kawartha Lakes Real Estate Association Inc. totaled 108 units in April 2018. This was a decline of 40.7% from April 2017.
On a year-to-date basis, home sales totalled 314 units over the first four months of the year. This was down a similar 38.8% from the same period in 2017.
There were 239 new residential listings in April 2018. This was down 5.9% (15 listings) on a year-over-year basis. This was a three-decade low for the month.
Overall supply is still running near record lows but is up from the extreme lows seen in 2017. Active residential listings numbered 396 units at the end of April. This was an increase of 66.4% from the end of April 2017 but remained below the same period in all other years.
Months of inventory numbered 3.7 at the end of April 2018, up from the 1.3 months recorded at the end of April 2017 but still below the long-run average of 5.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
