Kawartha Lakes home sales edge up year-over-year in April 2019

Residential home sales recorded through the MLS® system for the Kawartha Lakes Real Estate Association Inc. totaled 131 units in April 2019. This was an increase of 12.9% (15 sales) from April 2018. That said, activity remains below both the five and 10-year averages for this time of year. 

On a year-to-date basis, home sales totalled 343 units over the first four months of the year, up 9.2% from the same period in 2018.

There were 237 new residential listings in April 2019. This was little changed (one more listing) on a year-over-year basis.

Overall supply is up from the extreme lows seen in 2017 but remains well below historical averages. Active residential listings numbered just 443 units at the end of April, an increase of 11.3% from the end of April 2018. The log-term average for this time of the year is closer to 850 listings.

Months of inventory numbered 3.4 at the end of April 2019, unchanged from the end of April 2018 and well below the long-run average of 6.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
